A stunning family home in a stunning location! On the fringes of Llanwrthwl, this handsome and imposing property was constructed to exacting standards in 2023, boasts generous, immaculate and flexible accommodation throughout, enjoys large, manicured gardens, and far-reaching views over rolling countryside!
Situated in the heart of glorious Mid-Wales, this wonderful and unique opportunity to purchase an executive style family home must be seen to be believed!
On the fringes of the pretty village of Llanwrthwl, Ty Derw sits in its own manicured grounds and enjoys some fine views to every aspect. A gated driveway leads off the country lane running through the village, and opens up into a large gravelled driveway, with ample space for numerous vehicles, which in turn leads up to the integral double garage with electric roller door. A canopy porch protects the front door from the elements, and this in turn opens up into a large entrance hallway, giving access into the principle rooms of the ground floor, and having a downstairs WC off. The impressive kitchen/breakfast room offers plenty of space for food preparation, cooking, dining and relaxing, with a breakfast bar, space for a dining table and sofa, and modern fixtures and fittings including a large corner pantry cupboard. Bi-folding doors open up to the rear garden, and flood the room with natural light. A door from the dining area leads into the large double garage, with pedestrian door to the rear garden.
The entrance hallway also leads on to the downstairs reception rooms. To the rear of the property is a large sitting room, with two sets of double opening doors opening up to the rear garden, and another large window looking out to the south. To the front of the property is a downstairs bedroom/second reception room, again having double doors to the front, as well as a handy home study off. This room could easily be converted to an en-suite if the main room was to be used as a bedroom. The ground floor accommodation is completed by a useful utility room, again with external door to the rear gardens.
The impressive accommodation continues on the first floor, which is accessed from the entrance hallway via a staircase with half landing, and window to take in the views. The quality is on show here with glass balustrades completing the modern look. The landing has a large airing cupboard off, and a door leading into the master suite. With window facing east, this is a large double bedroom with en-suite shower room off, and enjoys ample space for wardrobes and chests of drawers for storage. There are two further double rooms at the rear of the property, both with bespoke, abstract windows looking out for miles to the rear over adjoining farmland. The first floor accommodation is completed by a family bathroom enjoying a suite of panelled bath with shower over, low flush WC and wash hand basin with vanity unit under.
Externally, the property benefits from the aforementioned parking and double garage, and the rest of this large plot is wonderful manicured gardens. A paved walkway extends around both sides of the property, and continues just outside the back door, and there are lawned areas, as well as a raised decking area with summer house. There are plenty of seating areas perfect for a morning cup of coffee, or evening glass of wine.
An exceptional property, the craftsmanship and quality is on view wherever you look, and viewings are highly recommended to appreciate everything in full!

The property is located near the end of a no through road, on the fringes of Llanwrthwl, which is a village and community in the heart of Mid-Wales, set back from the A470, in between Newbridge on Wye and Rhayader. Composed of an Upper and a Lower division, Llanwrthwl derives its name from the dedication of its church. St Gwrthwl, a saint whose date is uncertain, founded the church at Llanwrthwl; he is commemorated on 2 March. Bronze Age gold work was discovered at Llanwrthwl in the 1950s, including a four-flanged bar torc, a circular sectioned bar torc, a square sectioned bar torc and a twisted ring. St. Gwrthwl's Parish Church churchyard has a prehistoric standing stone about 1.75 metres high near the south porch. Its upper part appears to have been broken, though it may be the shaft of a cross, or of Druidical origin. On Rhôs Saith-maen, or the "Seven Stone Common", in Llanwrthwl parish, are some very irregularly placed stones, though it has not been determined if they are of military, sepulchral, or Druidical remains.
